A shared building decides the machine

When the lift is shared, the machine has to fit it. When the bay is shared, your goods wait somewhere while somebody else loads. When the floor is rented by the square foot, every machine has to justify its footprint against storage.

Measure the lift before you shortlist anything — internal width, depth and door opening, not the stated capacity. A machine that fits the capacity and not the door is still on the ground floor.

Waiting for the bay

In a shared building the loading point is a queue, and your consignment stands in it whether it is ready or not.

That makes staging more important than speed. A consignment that is finished, marked and stacked on a trolley goes down in one trip when the bay is free; one that is still being taped goes down in four and holds up the queue.

It also makes theft and mix-ups a real consideration, because goods stand where several businesses walk past them. Number your bundles and count them onto the vehicle rather than off the floor.

A material handling trolley that suits the lift is often the most useful purchase on this list, ahead of any machine.

Noise, neighbours and a lease

A strapping machine's weld cycle and a compressor are both louder than an office expects, and in a shared building somebody will mention it.

Ask about noise before buying where you have neighbours on the same floor. It is not a reason to avoid a machine; it is a reason to place it away from a shared wall and to run it at sensible hours.

Check the lease for fixtures. Anything bolted to a floor may become an argument at the end of a tenancy, and free-standing equipment avoids the question entirely.

Compressed air is the one to think hardest about. Where a tenancy will not allow a compressor, an electric machine is the honest choice even if a pneumatic tool would have suited the work better.

Old sheds, old wiring

Phase I buildings have been subdivided and rewired repeatedly, and the point at your bench may be carrying more than anybody intended.

A heater draws current in bursts. On tired wiring shared with a neighbour's equipment, the result is a weak weld at unpredictable moments — and a joint that opens later, on the road, where you cannot see it happen.

Have the point checked by an electrician before the machine arrives, and ask for a dedicated one where the landlord allows it.

Buying into a building you may leave

Equipment in rented premises should be movable, and that is a genuine specification point rather than an afterthought.

Prefer machines that arrive assembled and can leave the same way. Ask what has to be disconnected and whether re-commissioning is a job for us or for your own people.
